How prices are determined in France

Property prices for France are based exclusively on actual, officially registered sales – not on estimates, asking prices or surveys.

Data source
DVF (Demandes de Valeurs Foncières) from the French tax authority DGFiP, published as open data via Etalab / data.gouv.fr.
Calculation
Median price per square metre of built property (sale price ÷ living area) for sales in 2023–2024. The median is more robust than an average because individual outliers do not distort it.
Granularity
Aggregated per municipality (commune); on the map additionally as a local median around the clicked point.
Building land
Pure land/building-plot prices are shown only as a rough guide, because building land is traded rarely and very unevenly (location, size, servicing).
Coverage
All of France; Alsace and Moselle (départements 57, 67, 68) keep no DVF and are therefore missing.
Licence
Licence Ouverte 2.0 (Etalab) – free use, including commercial, with attribution.
Value type
Market price (median of real sales) – not an official land reference value.
